Join BREAA LA for an exclusive tour of Tessera, a newly completed ground up student housing development near the University of Southern California, developed by fellow UC Berkeley alums, Mosaic Investment Partners. This tour offers a behind the scenes look at the firm’s first ground up project and a compelling case study in urban infill, transit oriented development, and capital execution in a competitive student housing market.

About Tessera
Located at 1069 W. Exposition Boulevard, Tessera is a seven story, approximately 75,000 square foot community comprising 53 units and roughly 260 beds. Positioned less than half a block from USC and directly across from the Expo Vermont Metro station, the site offers rare proximity to campus combined with regional light rail connectivity. The location places the project at the intersection of student demand, transit access, and long term neighborhood growth adjacent to Exposition Park and the LA Memorial Coliseum.

Designed by SVA Architects, Tessera balances contemporary architecture with a highly amenitized program tailored to today’s student renter. The project includes over 10,000 square feet of indoor and outdoor amenity space, highlighted by a rooftop pool deck with skyline views, fire pits, outdoor dining areas, study lounges, fitness center, and multiple social gathering spaces. The unit mix ranges from studios to four bedroom layouts, delivered fully furnished and designed for efficient shared living without sacrificing finish quality.

The tour will include a walkthrough of model units and amenity spaces, along with discussion around site acquisition, entitlement considerations, design decisions, capital stack structure, and execution challenges specific to the USC submarket. This is an opportunity to engage directly with the development story and connect with fellow Berkeley alumni active in real estate across Los Angeles.

About Our Speakers

Jeff Sause (JLL): Senior Managing Director and Co-Head of the Los Angeles office at JLL, Jeff specializes in sourcing and executing debt and equity investments nationwide and has raised over $12 billion in capital throughout his career. Jeff holds a BA from Berkeley.

Hyung Kim (Pacific Life): Head of Real Estate Equity and Senior Managing Director at Pacific Life, Hyung is a real estate veteran with over 30 years of experience with deep expertise spanning investment, disposition, and structuring of the equity real estate portfolio. Hyung holds a BS from Berkeley.

Taejo Kim (Oaktree): Managing Director at Oaktree Capital, Taejo focuses on sourcing, executing, and managing diverse commercial and residential investments across the western US. Taejo holds a BA from Berkeley.

James Armistead (Fairfield Residential): Vice President of Multi-Family Development at Fairfield Residential, James oversees the firm’s Southern California development platform, with extensive experience in ground-up development, acquisitions, and mixed-use projects across California. James holds a BA from Berkeley, MCM from USC, and MBA from Loyola Marymount.
